Apple India has signed a 10-year lease agreement for around 2.7 lakh sq. ft. of office space in Bengaluru, with a starting rent of ₹6.3 crore per month, according to Propstack data reported by PTI. The lease, beginning April 3, 2025, covers multiple floors and car parking space in a property owned by the Embassy Group, further underscoring Apple’s expansion push in India.

Apple’s leasing deal in Bengaluru is estimated to cost the company over ₹1,000 crore across 10 years, according to Propstack, which reviewed the registration documents. The lease covers rent, parking, and maintenance charges, with Apple also depositing ₹31.57 crore as security.

The agreement includes nine floors, from the 5th to the 13th floor, in the Embassy Zenith building. Rent has been fixed at ₹235 per sq. ft. per month, with a yearly escalation of 4.5%, which pushes Apple’s long-term outgo above ₹1,000 crore during the lease term.
Apple’s expansion comes even as political headwinds emerge. The company, already India’s largest mobile phone exporter with iPhone exports worth ₹1.5 lakh crore in FY25, faces criticism from former US President Donald Trump. Speaking in Doha, Trump claimed he told CEO Tim Cook not to expand in India and to focus instead on the US, while also calling India a high-tariff market.

Despite this, Apple continues to deepen its India presence. With existing engineering teams in Bengaluru and Hyderabad, the new Embassy Zenith office is expected to further bolster its role in India’s technology ecosystem, cementing the country as a critical hub for the iPhone maker.
Additionally, Apple is set to open its largest office in India at Embassy Zenith, Sankey Road, Vasanth Nagar, with seating capacity for over 1,200 employees. The 10-year lease, valued at around ₹1,010 crore, ranks among Bengaluru’s biggest single-tenant commercial lease agreements in recent years, according to Business Standard.
