Deep Ellum bar Rodeo Dallas shut down for second time this week as neighboring landlord files temporary restraining order

Asana Partners will pay a $250,000 bond to keep Rodeo closed through Aug. 15 over claims that it has become “the epicenter of the spike in violence in Deep Ellum.”

DALLAS — Things just got messier in Deep Ellum.

Asana Partners, a real estate investment firm that owns several properties in the neighborhood — including some near the popular but controversial bar Rodeo Dallas — has filed for a temporary restraining order to have Rodeo’s doors shut for the second time this week, according to court documents obtained by WFAA.

On Tuesday, Rodeo Dallas’ landlord, Westdale Real Estate Investment and Management, chained the bar’s doors shut, leaving behind a sign citing “lease violations” for the closure. One day later, the bar reopened after the Crawford, Wishnew and Lang law firm was hired to represent it.

On Friday, Asana Partners filed the restraining order against Rodeo Ranch Texas LLC, accusing the bar of being “the epicenter of the spike in violence in Deep Ellum.”

“The wrongful activities emanating from Rodeo Dallas are egregious — unfettered violence, drug use, displays of firearms, underage drinking, excessively loud music, massive uncontrollable crowds and murder,” Asana Partners said in the original petition for the restraining order. “Deep Ellum has a whole is flourishing, but the ongoing operation of Rodeo Dallas must be immediately retrained to prevent further irreparable harm to [Asana Partners] and the entire Deep Ellum community.” 

On Tuesday, WFAA spoke with nearby business owners and employees, many of whom celebrated the initial closure, calling it a win for the neighborhood. It’s worth noting that a situation like this, where neighboring landlords file restraining orders to shutter businesses, is unprecedented in the area. 

Judge Veretta Frazier ruled Friday that the temporary restraining order will remain in place if Asana Partners refiles it and pays a $250,000 bond — up from the original $10,000. The real estate investment firm said it would make the payment by the end of the day. If paid, Rodeo Dallas will remain closed until at least Aug. 15, when Rodeo Ranch Dallas LLC is scheduled to appear in court to argue why the order should not be made permanent.

Managing Director of Asset Management for Asana Partners, Chris Dalton, provided the following statement on the temporary restraining order:

“The safety of Deep Ellum’s tenants, guests, employees, police officers, and the surrounding community is our top priority. Rodeo Dallas has operated in a manner that puts the community at risk, prompting us to take legal action and petition the court to close Rodeo Dallas’ doors through a Temporary Restraining Order. We are taking this step to improve safety for everyone who lives and works in and visits Deep Ellum.”
